Gazelli Art House Buys Former Marlborough Gallery Space in Chelsea for $7.5 Million

A prominent Chelsea address once tied to one of the art market’s most influential galleries has changed hands. Gazelli Art House, the London- and Baku-based gallery founded by Mila Askarova in 2010, has purchased the former Marlborough Gallery space at 545 West 25th Street for $7.5 million.

The property sits on the first and second floors of Chelsea Arts Tower and was built with large-scale contemporary art in mind. Spanning 9,228 square feet, it includes 18-foot ceilings, a street-level garage door that can accommodate works roughly 13 to 14 feet tall, rare curb-cut access for art handling, and a 1,250-square-foot private terrace on the second floor. Brown Harris Stevens brokers Jeffrey Zoldan and Roger Gillen represented the seller.

For Gazelli, the acquisition gives the gallery a permanent New York base in the center of Chelsea’s gallery district, where commercial tenants and owners include fashion designer Calvin Klein. It also extends a program that has grown across contemporary art and digital media from its spaces in London and Baku.

The sale carries added weight because of what the address represents. Marlborough moved its New York operations to Chelsea after decades in Midtown as part of a broader consolidation, but those plans were overtaken by financial losses, lawsuits among family members and executives, and internal conflict. In April 2024, the gallery announced that it would stop representing artists, end its exhibition program, and begin liquidating inventory reportedly valued at around $250 million.

Nearly eight decades after Marlborough helped define the scale and ambition of the mega-gallery model, its former New York home is entering a new chapter. For Gazelli Art House, the purchase is both practical and symbolic: a rare, purpose-built space in Chelsea, and a foothold in a neighborhood that remains one of contemporary art’s most closely watched markets.
